Living by the Vltava River and golf pulls. New Zahalka district is growing in Prague
How did Zahalka get her name? The authors of the project let the advantages of the attractive location by the Vltava River on the border of Hodkovice and Modřany stand out. They planted the concept of timelessly modern living with countless possibilities for lazy and active leisure. The houses are oriented in such a way as to allow generous views of the picturesque scenery around the Vltava River with the opposing hills of Chuchelský háje, the golf green and the residential area of old Hodkovice.
Zahalka is directly connected to one of the main Prague cycle paths leading along the Vltava from the centre to Zbraslav. The natural bank of the Vltava is already a popular place for swimming, fishing, picnicking or enjoying the adjacent sports facilities Freestyle Park, Hamr or Vodpočívárna. Almost under the windows of Zahalka, golfers have their own little paradise. Romantic souls head to the charming corners of the peaceful Modřanská gorge. If you feel like going to the centre, take a tram or a bicycle across the embankment, you can get there in twenty minutes.
Several architectural studios led by renowned developers Karlín Group and Horizon Holding joined forces on the Zahalka project. The award-winning Slovenian studio Bevk Perovič Arhitekti designed the overall urban concept and one of the first two buildings of the project. It embodied the unpretentious luxury of smart residential layouts and unique architectural features, such as a large glass bay window with breathtaking views. The second house was designed by the leading Czech architectural studio Under Construction Architects and its unique signature is also evident. Its elegantly curved building stands out for its thoughtful spatial layout of apartments with generous terraces.
Zahalka's creators have also complemented the high-end architecture of the homes with cutting-edge landscape architecture. The entire development provides for exclusive underground parking to preserve all the surface area for greenery. Flera Landscape Architecture Studio was called in to breathe life and beauty into the entire space surrounding the apartment buildings.
Dozens of trees, gardens, meadows crisscrossed with paths, playgrounds, and even an amphitheater will complement the revitalized Zátišský Brook, which for decades was hidden in pipes underground. Zahalka is bringing back the soul of the place. It will be a good place to live.
