Modern living in harmony with nature: this is the Beskydská Brána project in a nutshell, which comprises a total of twenty-seven houses harmoniously set in the enchanting Beskydy countryside, combining elements of traditional mountain architecture with the demands of modern living. The result will be houses with a modern, elegant and timeless design, which will sensitively fit into the Beskydy landscape and offer their inhabitants maximum comfort.
"When designing the Beskydské Brány project, we were guided by the desire to create housing that combines several qualitative attributes. The beautiful environment of the Beskydy Mountains, the relatively cosy modern living space of individual apartments, both indoors and outdoors, which will provide privacy for its inhabitants, and last but not least, the compactness of the whole complex (village, community), which redefines both functionally and aesthetically the whole wider area", explains the project developer František Doležal.
The face of the houses and their interior layout were designed by Marek Danyš, who has a personal relationship with the Beskydy Mountains and therefore took great care to ensure that the project fits into the surrounding landscape. He therefore relied on the tried and tested combination of wood, light plaster and aluminium roofs in shades of anthracite, light grey and bronze. In addition to an attractive appearance, it also guarantees functionality: the ventilated façade ensures that moisture does not accumulate in the house, thus extending the life of the entire structure. All living rooms are oriented to the south-west so that the owners can enjoy the sun's rays and warmth. And the architect Marek Danyš also thought about the much needed privacy. The terraces and views from the houses are oriented to ensure sufficient privacy - and this also applies to the gardens.
Quality first
The Beskydská Brána project emphasises the requirements for comfortable modern living and respect for nature. There are two types to choose from: Spruce and Ondřejník, named after the peaks of the Beskydy Mountains. And just like these two mountains, the house types differ in size. The Spruce is larger and offers an area from 156 m² to 166 m². Thanks to this, it will have a more spacious entrance hall, a larger utility room and most importantly: an en suite bathroom with walk-in closet. The smaller Ondřejník type offers variants from 119 m² to 120 m². All houses will have covered parking spaces right at the main entrance of the house, which will make daily functioning easier in any weather.
The houses will be low-energy with an energy performance rating of B. Thermal comfort will be provided by a heat pump combined with underfloor heating and high quality vinyl flooring. In the bathrooms, there will also be a heat ladder for quick drying of, for example, clothes that get wet while skiing or sledding. In addition, the system can be connected to a smart home, the temperature can be controlled remotely and the house can be comfortably heated when you arrive. Heat loss is prevented by windows with aluminium frames and triple glazing, which are supplemented by external blinds. These not only provide effective shading but also excellent thermal insulation.
The emphasis on quality, functionality and aesthetics is also reflected in the bathrooms. Porcelaingres tiles from the Urban range give them a modern look, Villeroy & Boch sanitary ware guarantees first-class comfort and Hansgrohe taps provide precise design and reliability.
Future owners need not worry about any imaginary skeletons in the closet. The project is being carried out under the supervision of S-O-D Holding s.r.o., which is known for its precision and thirty years of experience in the construction industry. The owner of one of the houses will be the developer František Doležal, so you can be sure that he will supervise the quality of the construction work and the materials used. The first phase, which includes rough construction and the laying of wooden facades, is scheduled for completion in the summer of 2025.
Beskydská Brána: a place for relaxation and active recreation
If you like mountains and nature, you will love the Beskydská Brána project at first sight thanks to its excellent location. The houses are located a few minutes walk from the centre of Ostravice, where you will find amenities in the form of shops, kindergarten and primary school. At the same time, it is located near the expressway, which will make it easier to get there by car. However, the road is far enough away not to disturb. Frýdek-Místek can be reached by car in fifteen minutes, Ostrava in twenty. The journey to Prague is comparable to the journey to Lipno and Brno is a two-hour drive.
The Ostravice Golf & Ski Resort is only two kilometres away and the picturesque village of Čeladná, a popular tourist destination with its Prosper Golf Resort, is only six kilometres away. But the best is right under your nose. Beskydská Brána is situated right at the foot of Lysá hora, so it will be a paradise for hikers, cyclists, downhill skiing, ski mountaineering and cross-country skiers. Fit individuals can join the traditional runs up Lysá hora. The Beskydy Mountains are a great place to escape into pure mountain nature, it is beautiful here no matter what time of year.
